What are measurement services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has completed a recent valuation or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service will secure fair market value for your house. Living space is one of the most important elements potential buyers examine when purchasing a house — but since square footage values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of potential buyers. The only dependable method of using a precise GLA when listing your property is to reference a previous appraisal or measurement service performed by an appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's home sells at a price that properly reflects market value, we advise requesting a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for attracting potential buyers since they can review the layout and details of the property before and after a walkthrough.
